The number one thing you can do as a seller to ensure your highest return on investment is to properly prepare your home for sale. I always act as a resource for you in regards to prioritizing what needs to be done and connect you with professionals who can be hired for things like repairs or improvements. In addition, I will guide you with reference to key strategic decisions like pricing, timing and marketing.

Pricing it Right: I will provide you with key market knowledge and expertise as well as share current market data to educate you on price. Pricing is not a science, it is an art. There are different strategic approaches utilized in pricing your home so that you gain as much leverage in the market as possible. Typically, you will receive the most amount of traffic in the first two weeks of going on the market. Therefore, hitting the market at the right price, along with perfect presentation, is critical for a great return on your investment.

Staging: This is, by far, the most important element in marketing your home next to pricing. I will meet with you in your home to review what needs to be done in order to showcase your home in its best possible light. This includes everything from standard decluttering to moving furnishings, painting, gardening and sometimes light renovations (changing light fixtures, door hardware, carpet etc.).

Cleanliness: Cleanliness of your home doesn’t cease after we take professional photos. You will need to maintain perfect condition throughout the entire marketing and selling process as showings can be scheduled at any time. Keeping the home looking its best is important for any and all prospective buyers.

Curb Appeal: Whether you own a single family or a condo, the exterior of your home is the first thing and last thing all potential buyers will see. Making sure the outside of the property is well maintained, is critical. You may need to invest in some landscaping and/or painting. Providing all buyers with a positive first impression and a pleasant one that they can take with them when they leave is very important.
